Miramar's Building Division is part of the Building, Planning and Zoning Department at 2200 Civic Center Place, open Monday to Thursday, 7 a.m. to 5 p.m. The main line is (954) 602-3200 and permit clerks are at buildingpermitclerks@miramarfl.gov. The city is in Broward County and enforces the Florida Building Code, 8th Edition (2023).
Register by email, and do it early
Miramar sends all contractor registrations and updates (new licenses, renewed insurance) to one address: ContractorUpdates@miramarfl.gov. The city says plainly that contractors cannot register during Quick Service. Registration and updates must be sent before you apply for a Quick Service permit.
The city's permit packages describe who can apply:
- Licensed contractors licensed under Florida Statutes Chapter 489 and Broward County construction licensing, whose licenses match the category and scope of the work. They must be registered in the Building Division with updated licenses and insurance.
- Homeowner-builders, residential only. The job address must match the address on the owner's photo ID, and the owner must show proof of ownership such as a recorded warranty deed or tax statement.
Contractors sign and notarize the required applications.
Permit packages
Miramar publishes a document package for each common job type. The list includes:
| Package | Package | Package |
|---|---|---|
| AC change out | Doors and windows | Roofing |
| Commercial interior build-out | Electrical service change | Screen enclosures |
| Demolition | Fence | Shutters |
| Generator | Pool | Solar system |
| New construction | Residential addition / renovation | Water heater |
The forms page also links Broward tools, including the Broward Development and Environmental Review Guide and a Broward fenestration wind load chart. That fits Broward's place in the High-Velocity Hurricane Zone, where windows, doors and roofing need HVHZ-valid product approvals.
Inspections
Inspections scheduled before 3 p.m. are done the next business day. Inspectors take calls 7:30 to 8:00 a.m. on inspection day for an arrival window, and again 4:30 to 5:30 p.m.
Business tax
Anyone engaging in or managing a business in Miramar, including a home-based business, needs a City Business Tax Receipt. Renew by September 30 to avoid added fees. The Broward Tax Collector also requires a county Local Business Tax Receipt for anyone doing business in Broward, unless exempt.
