Gainesville's Building Division (Department of Sustainable Development) issues building permits in city limits. The City's Public Works page lists the permit office in the Thomas Center, 306 NE 6th Avenue, Building B, 1st floor (352-334-5050, bldg@gainesvillefl.gov). For unincorporated areas, see the Alachua County page.
How a permit moves
You can apply online, by email, by mail or in person. Online, you log in to PermitGNV, choose Home, then "Submit an Application" under Building Permits, and pay when prompted. Then one of two things happens:
| Outcome | What happens next |
|---|---|
| No plan review needed | You get an email that the permit is issued and can be printed from PermitGNV |
| Plan review needed | You get an email link to ProjectDox to upload plans |
The permit card in PermitGNV lists the inspections you must schedule. If work hasn't started, or no inspection has been requested, within 180 days of issuance, the permit expires and must be reinstated, possibly for a fee.
The division suggests having a written scope of work ready when you call, so staff can tell you what the application needs.
Owner-builders and contractors
The city's FAQ warns owners that a contractor asking them to pull the permit for the contractor's work is a red flag. An owner who pulls the permit is liable for all of the work. Owners are told to ask for a copy of the contractor's state license and to verify it with DBPR. If you're the contractor, pull the permit under your own license.
Electrical journeyman and master sponsorship
Gainesville is one of the local governments that sponsors journeyman and master electrical candidates. The process, per the Building Division:
- Apply for sponsorship (fee $58.00). All applicants need at least three years of experience.
- The Building Official reviews and approves.
- Prov, Inc emails you instructions for scheduling the exam and the study materials.
- Sponsorship is good for one year from approval.
This is separate from the state electrical contractor license, which is issued by the Electrical Contractors' Licensing Board.
Local business tax: city only
Alachua County repealed its local business tax, so no county receipt is required. The county directs businesses inside Gainesville city limits to the city (352-334-5024). Gainesville's business tax requires a physical location within city limits. A P.O. box or rented mailbox doesn't count, and a home where you keep your records is a home-based business. To confirm the address is in the city, look it up with the Alachua County Property Appraiser. Tax jurisdiction 3600 or 3700 Gainesville means it is in city limits.
