Coral Springs runs its own Building Department at 9500 West Sample Road. The department line for permitting accounts is 954-344-1025. The city is in Broward County and permits are handled online in eTRAKiT. The city publishes its contractor registration requirements as form 001.0 on its Building Forms page. Get the current version there before you apply.
Your eTRAKiT contractor account
The city separates searching from transacting. Most permit searches work in eTRAKiT without logging in. Paying fees, applying for permits and scheduling inspections need a contractor login.
- Existing contractors. If you have done business with the Building Department before, you are probably already in eTRAKiT. Pick your name from the Contractor Login list and use "forgot password." A reset link goes to the email on file.
- Not in the list. Call the Building Department at 954-344-1025 to activate the account.
- New to the city. Follow form 001.0 to register before you apply.
The application itself
Coral Springs uses the Broward County Uniform Building Permit Application. Fields to have ready:
| Section | What it asks |
|---|---|
| Trade | Building, mechanical, other; private provider yes or no |
| Job | Address, folio number, flood zone and BFE, floor area, job value, construction type, occupancy group |
| Contracting company | Name, address, qualifier's name, license number, business tax receipt number |
| Exemption | A box for work license-exempt under F.S. 489.117(4)(a)1 |
| Design and bonding | Architect or engineer, bonding company, fee simple titleholder |
The license number and business tax receipt number are both on the form, so keep both current.
Checklists cite Broward HVHZ rules. The shed checklist, for example, requires Notices of Acceptance (NOAs) or Florida Product Approvals and sealed anchoring specifications.
Small-repair exception
The city's FAQ says general maintenance or repair work that doesn't change occupancy, and whose labor and materials don't exceed $1,500, may qualify as an exception to the permit requirement. It lists jobs that always require a permit:
- Water heater change-out
- A/C change-out
- Heat pump or heater recovery change-out
- Tub or shower pan change-out
- Electrical service change-out or repair
- Any repair after a fire
Business tax

Applications can be filed online and take 7 to 10 business days to process. Broward County also requires a county Local Business Tax Receipt, and the county advises checking with the city first.
